Building Process:

New Homes:

1. Land Acquisition- We will help you locate a lot which will fulfill your requirements for location, price, size and topography.
2. Design- We will help you pick a home plan which will meet your needs and desired style. Architects are available for your personal touches or for a full custom designed plan.
3. Budget & Contracts- Pricing your project accurately will depend on your input. Finishes will greatly affect the outcome. Suggestions will be made based on price and style. We will prepare an itemized spreadsheet estimate or a total set price with allowances. Then a contract will be prepared pointing out the obligations of all parties.
4. Financing- Banks and mortgage companies can be offered along with assistance. Construction permanent loans work best on a new construction
5. Grading and Survey- Your lot will be cleared based on the dimensions of your new home. Erosion controls, construction entrance will be installed. Retaining walls will be installed if needed. Surveyors will mark out the location of the house limits. Temporary utilities and facilities will be placed.
6. Basement, Craw or Slab- This will depend on the site’s topography and will be the first aspect of the construction process This will be followed by the termite treatment, slab plumbing and the concrete slab.
7. Framing -This is the assembly of the wood and engineered systems which make up the structure of your new home. Once the walls, floor system and roof are built, you will be able to see your home take shape.
8. House Wrap & Roof finishes - Windows & Doors are next.
9. Trades- Plumbing, HVAC, Electric and low voltage will rough-in their systems.
10. Drywall & interior, exterior finishes-  Includes trim, Tile, flooring, painting, siding, brick or stone. 
11. Cabinets, Counter tops, Built-ins and shelving.
12. Finish all trades - Plumbing, HVAC, Electric and low voltage. Install lighting and plumbing fixtures.
13. Exterior site finish - Driveway and landscape.
14. Interior details - Hardware, mirrors, shower doors.
15. Punch-out and final walkthrough.
